A Contract-Holders guide to renting
Renting a home is an exciting step, and gives you flexibility and independence. However, there can be a lot of unanswered questions and at times it can feel overwhelming or even a tad scary. Here's some information from us to help you on your way:

Prepare your finances

When renting, there are costs in addition to your monthly rent, you need to factor into your budget:

Holding Deposit equal to 1 week's rent (1 month’s rent x 12 / 52)​

Tenancy Security Deposit equal to 1 month's rent + £100

First month’s rent

The Occupation Contract
-
Remember to read it carefully from start to finish. This new type of contract contains a lot of crucial information, such as the length of the agreement, notice period and areas where you are responsible as a tenant

Ensure the landlord is registered with Rent Smart Wales, and your agent licensed. This will make sure they are fully up to date with the latest lettings industry legislation. This means they will constantly keep up to date on their legal responsibilities for keeping their tenants safe from harm, by making sure their property and its contents (if furnished) meet the legal safety standards

Moving in

Your agent can then hand over a copy of the Occupation Contract for your records along with the contact details of who you deal with going forward - this may be the Agent or the Landlord. They will also provide you with a copy of the Gas Safety Certificate (if applicable), EPC, EICR and Rent Smart Wales leaflet as a minimum

Smoke alarms must be on each floor, hardwired and interlinked. Audible Carbon Monoxide alarms in any room with a gas outlet.

Future rent payments will be made monthly and paid by standing order – your agent will give you all the bank details, so you can set this up in time for the next rent due date

Your keys will be available at your check in appointment

The Inventory

​ This is a detailed list of the property contents and condition at the point that you move into it. By both parties agreeing that the inventory is correct at the start of the Occupation Contract, any risk of disputes at the end of the tenancy will be minimised

Bills
-
From the day you move in until you move out you must ensure that your name is on the bills and all are paid on time. You should contact each supplier once you have moved in and keep a note of your meter readings on move-in day from your Inventory and make sure you send off your meter readings regularly, so your bills are accurate

Property maintenance

​If your property is managed by the Agent, you will be advised who to contact during your tenancy. They will discuss maintenance issues with you and whether action is needed either by yourself or the Landlord- depending on whether the issue is a long-term fault or through 'wear-and-tear'
