Landlord Fees
We offer a fully-managed lettings service only, providing a complete end-to-end management solution for landlords.
We do not offer let-only services.
Full Management Service
10% of monthly rent received (no VAT)
Our fully managed service includes:

Maintenance coordination and contractor liaison

Rent collection and arrears management

Routine property inspections

Compliance monitoring and reminders to landlords
Initial Setup Fee
£300 (one-off, no VAT)
This fee covers the initial setup and administration required to place a property under our full management service, including:

Property onboarding and compliance checks

Initial marketing and contract-holder introduction process

Preparation and issuing of documentation
-
Occupation Contract preparation and arrangement
-
Coordination of initial safety and compliance requirements (where applicable)

System setup and property onboarding
This is a one-off fee payable at the commencement of the management service.
Additional Services
Where required as part of bringing a property to market or ongoing compliance, the following additional services may be arranged. These are charged separately and agreed in advance:
Inventory / Schedule of Condition
£110 – £150 (depending on number of bedrooms and furnished/unfurnished)
A fully comprehensive inventory and schedule of condition will be carried out at the start of a tenancy to record the condition and contents of the property.
Legionella Risk Assessment
£80
A risk assessment will be arranged to assess and document any potential Legionella risks within the property in line with current health and safety guidance.
Energy Performance Certificate
£79
A valid EPC (within 10 years of issue) must be in place before marketing or letting the property.
Gas Safety Certificate
£75
Carried out on an annual basis.
EICR (Electrical Installation Condition Report)
The cost as evidenced on the receipt/invoice of the works carried out.
Land Registry Proof of Ownership
£22
Title Plan & administration cost.
Transparency
All fees are agreed in writing prior to the commencement of management. No hidden charges apply.
VAT
We are not VAT registered; therefore, no VAT is charged on our fees.
